Pricing: Service pricing varies by state and is displayed at checkout in your Ridley Dashboard. Any services requiring a real estate license are always provided by a licensed third-party agent that Ridley connects you with.

Ridley AI is the intelligence inside your Ridley dashboard, like having a real estate co-pilot available 24/7. It’s trained on real-time local market data plus your home’s details, your goals, and where you are in the selling journey. That means you get clear, personalized answers whenever you need them.

Unlike generic AI tools, Ridley AI is powered by exclusive data partnerships, giving it access to market insights you won’t find anywhere else. The result: smarter pricing, sharper listing distribution, and better decision-making at every step, all while keeping you in control.

How much time and effort will it take me to sell my home without an agent?

The most time-consuming part of selling a home is actually the prep work, cleaning, decluttering, and getting the property ready for market and that responsibility falls on the homeowner whether or not you hire an agent. Ridley takes care of the rest by simplifying pricing, listing distribution, showings, and offer analysis with AI-powered tools. Most sellers spend just a few hours setting up and then only occasional check-ins as buyer activity comes in, with licensed experts available anytime you want extra support.

How do I get my home on the MLS through Ridley?

If you select the Ridley Pro plan, once your listing is complete we’ll connect you with a licensed Ridley Preferred Agent. You’ll sign a non-binding listing agreement with them that gives them the ability to list your home, and they’ll handle MLS submission on your behalf. This service is only available in select states.

Do I need all disclosure documents signed before going live?

It’s recommended to complete your disclosure documents before launching, but it’s not required. You can still go live without them, though having them ready early builds buyer trust, avoids delays during negotiations, and helps protect you legally.

Can I go live on MLS the same day I submit?

Once everything is ready, your listing can usually go live within 24–48 hours. “Ready” means you’ve uploaded up-to-date photos, completed your documents, confirmed your pricing strategy, and filled out all the required details in your Ridley Dashboard. While it’s technically possible to list quickly, the prep work takes some time, and in some cases, it may not be in your best interest to go live immediately. A licensed expert can help you decide the right timing for your situation.

Do I need new pictures of my home?

Yes. Professional, up-to-date photography is crucial for generating interest and strong offers. Homes with high-quality photos consistently sell faster and for more money. Ridley sellers who book a professional photographer through our vendor portal see the best results, it’s one of the easiest ways to maximize your sale.

When should I sign up for Ridley?

The best time to sign up for Ridley is a few weeks before you want your home to go live. This gives you time to set the right pricing strategy with Ridley AI, prepare your home with photos or vendor support, and organize your documents. By starting early, you’ll be ready to launch strong and attract serious buyers from day one.

Yard Signs & Marketing

Will I get a yard sign?

Yes. Every Ridley seller receives a yard sign with a built-in QR code that links directly to your Ridley listing page. Buyers can scan it to interact with AI, learn more about your property, schedule showings, and even submit offers. In some markets we handle installation, while in others we’ll mail you a sign that’s quick and easy to install yourself.

Do yard signs really matter?

Yes, a lot more than most people think. The majority of buyers already live in or near the neighborhood where they purchase, and a yard sign is often how they first discover a home.

How do I attract buyers?

Ridley is designed to help you create a high-impact listing that maximizes your home’s visibility. In addition to distribution across all major home-buying sites, Ridley gives you easy-to-use marketing tools to reach more buyers and generate stronger offers.

Pricing & Valuation

How does Ridley calculate my suggested price?

Ridley AI will suggest a valuation for you based on real-time local market data, like comps and current market conditions, and your personal context and goals. Our exclusive brokerage partnerships give Ridley AI access to market data that others can’t provide, which means you’re getting insights based on the most current, relevant information that you won’t get anywhere else.

Can I adjust my pricing?

Yes, you’re 100% in control of the process - Ridley AI provides guidance, but in the end pricing is your decision. If you’ve selected ‘Ridley Pro,’ you’ll also be able to discuss a pricing strategy with your assigned broker as part of that flat fee service.

Listing & Offers

What’s the difference between publishing on Ridley and the MLS?

Publishing on Ridley makes your home visible right away inside the Ridley network. Your Ridley listing page is where buyers can ask questions, schedule showings, and even submit offers — all connected directly to your Ridley Dashboard.

If you choose Ridley Pro, your listing is also published to the MLS, which pushes it out to major public sites like Zillow, Redfin, and Realtor.com. If you’re not on the MLS, we’ll still set up a Zillow “For Sale by Owner” page to give your home additional visibility.

How do buyers submit offers?

Buyers can submit offers to you directly through your Ridley listing page. If you selected ‘Ridley Pro’ and are on the MLS, offers will be submitted through the broker representing you. You’ll find a “View Ridley Listing” link on your property page to share.

Do I have to manage showings?

Your role as the seller is simply to make the home available and ready for buyers, most often by providing a buyer’s agent with lockbox access. If you want someone physically present in your home during showings, you can either do that yourself or Ridley can connect you with a licensed agent to host showings or open houses on your behalf.

Legal & Compliance

What about legal help?

In select states, Ridley can connect you directly with a licensed real estate attorney for support with contracts, disclosures, and closing documents. This ensures you have professional legal guidance where it matters most, without paying for unnecessary extras.

If I signed up for Ridley Pro, do I still need to add on legal services?

With Ridley Pro, a licensed Ridley Preferred Agent will review your contracts, which in most cases means you don’t need to hire an attorney. If any issues or concerns come up, we always recommend seeking legal advice to make sure you’re fully protected.

What is a “minimum service state”?

Some states (e.g., Colorado, Illinois, Texas, Virginia, Washington) require certain services by law when a property is listed on the MLS. This may include mandatory contract reviews, disclosures, or direct agent involvement. Ridley complies by providing the required level of service in these states.

Commissions & Costs

Do I have to pay a buyer’s agent commission?

You’re never required to offer a buyer’s agent commission. However, in many markets, offering a competitive buyer’s agent fee can increase your home’s visibility and the number of showings, since most buyers are still represented by agents. With Ridley, you’re always in control: you decide whether to offer a commission, and if so, how much. Most successful Ridley sellers offer some form buyers agent commission.

If I am paying a buyer’s agent commission, should I advertise what it will be up front?

It depends on your strategy. Some sellers choose to advertise the commission up front to increase visibility and encourage more showings. Others prefer to leave it open and negotiate the commission as part of the buyer’s total offer, giving them more flexibility on terms. With Ridley, you’re always in control, we help you understand the trade-offs so you can decide what works best for your situation.

How much money will I save using Ridley compared to a traditional agent model?

Savings vary depending on your situation — for example, whether you choose to offer a buyer’s agent commission. As a rule of thumb, most sellers save 2.5–3% of their final sale price, which works out to tens of thousands of dollars on the average home.

Are there any hidden costs? Does Ridley take a percentage of the sale price like other platforms do?

No - Ridley is a flat fee service. The only costs you will incur besides Ridley’s flat fee are those associated with getting your house ready to sell (for example, photography) and closing costs unrelated to our service (for example, taxes).

Other Scenarios

Does Ridley work for land sales?

Yes. Ridley can be used to sell land as well as homes. While the process is slightly different — for example, there’s no need for interior photography or staging — you’ll still get full listing distribution, marketing tools, and optional expert support to help you attract buyers and close the sale.
